RESIDENTIAL INSPECTIONS

HOW THE FINAL FEE IS CONFIRMED

Pricing follows the actual assignment.

Two properties with the same square footage can require different access, systems, field time, sampling, documentation, and reporting.

  1. 01
    Property profile

Size, age, building type, additions, detached structures, and number of systems influence field time and reporting.

  2. 02
    Access and scope

Condo units, homes, multifamily buildings, and commercial assets require different access, representative areas, and deliverables.

  3. 03
    Requested services

Full inspections, insurance forms, mold assessment, laboratory sampling, and professional-property work follow different procedures.

  4. 04
    Special circumstances

Multiple concern areas, additional authorized samples, unusual records, special access, travel, or expedited timing may change the fee.

PRICING QUESTIONS

Know what affects the fee before you schedule.

Are the published prices guaranteed for every property?+

Published figures are starting points or defined base-package prices. The final fee is confirmed after the property, size, age, access, location, scope, and requested services are reviewed.

How does bundled insurance pricing work?+

Wind mitigation is $125 and a four-point inspection is $225 when bundled with a qualifying inspection. Eligibility and the complete scope are confirmed before scheduling.

Why does a home inspection require a quote?+

A full home inspection varies materially by square footage, age, property type, additional buildings, complexity, access, and requested add-ons. A property-specific quote avoids pricing unlike properties as though they were the same.

Are mold laboratory fees included?+

The Assessment + Air and Premium packages include laboratory work within their defined sampling scope. The Basic Assessment and base Post-Remediation Clearance do not automatically include sampling. Additional authorized samples are $125 each.

How are commercial and association projects priced?+

Those assignments require a written proposal because building size, systems, representative areas, records, access, stakeholders, and the intended use of the report can vary substantially.

Can I discuss the property before choosing a service?+

Yes. Call T.A.P. with the address, property type, concern, and the party requesting the report. The goal is to define the appropriate service before confirming the appointment.
